How a re-roof runs

STEP 01

Free roof survey

We come out, get up there, and look at the timbers as well as the tiles. Usually within a couple of days.

STEP 02

Fixed price in writing

Itemised, so you can see what is material and what is labour. No pressure and no time-limited discount nonsense.

STEP 03

Scaffold and strip

Scaffold goes up, the old roof comes off, and every timber gets checked before anything new goes on.

STEP 04

Rebuild

Membrane, battens, tiles, ridge and flashings. The roof is never left open overnight, it gets sheeted every evening.

STEP 05

Sign-off

We walk round it with you, clear the site, and hand over the guarantee.

What does a new roof cost in Essex?

Anyone who quotes you a re-roof over the phone has not seen your roof. The price comes down to the size and pitch, the covering you choose, the condition of the timbers underneath, how much scaffold access the property needs, and whether the chimney and flashings want doing at the same time.

A small bungalow and a three-storey townhouse are completely different jobs even at the same square meterage, because access is most of the labour.

Needed leak repairs gutter and roof, contacted WD Property Maintenance they came out next day to quote and completed the works almost immediately at a day and time to suit me. They used a cherry picker saving loads of hassle as no  scaffolding, traffic lights  permission and pavement  re route neeeded as property1is very close the highway. While he was on the roof he also spotted some erosion with our chimney stack and fixed it for us. He took before and after pictures so we could clearly see the work which had been done. A typical three-bed semi is three to five days, weather permitting. Bigger or more complex roofs take longer and we will tell you the expected run at quote stage.

Do I need planning permission?

For a like-for-like replacement, no. If you are changing the covering type or altering the roof shape, sometimes. We will tell you before anything starts.

Is scaffold included in the price?

Yes. Scaffold is in the quoted figure, not added afterwards.

What happens if it rains mid-job?

The roof is never left open overnight. It gets sheeted and made watertight every evening.

Do you take the old roof away?

Yes. Skip, disposal and a full clean-up are included.

Can you match my existing tiles?

Usually yes. If the tile is discontinued we will source the closest current equivalent and show you a sample before ordering.
