Cost

What does a flat roof cost?

Price follows the area, the system you choose, how much of the deck needs replacing, and access. A single garage in felt and a large wrap-around extension in GRP with three rooflights are not comparable jobs.

The variable that catches people out is the deck. We cannot see it until the old covering is off, so we quote the covering and tell you the rate for board replacement up front, rather than discovering a number on the day.

Needed leak repairs gutter and roof, contacted WD Property Maintenance they came out next day to quote and completed the works almost immediately at a day and time to suit me. They used a cherry picker saving loads of hassle as no  scaffolding, traffic lights  permission and pavement  re route neeeded as property1is very close the highway. While he was on the roof he also spotted some erosion with our chimney stack and fixed it for us. He took before and after pictures so we could clearly see the work which had been done. Frequently asked questions

Which system should I pick?

If you will walk on it, GRP. If it is a garage or extension you will never stand on, EPDM is excellent value. Felt is the budget option and is fine when laid properly.

How long will it last?

Twenty years plus for GRP and EPDM if the falls are right. Felt, fifteen to twenty. Bad falls will kill any of them early, which is why we firr the deck.

Why does water sit on my flat roof?

Because the falls are wrong or the roof has sagged. Recovering it without fixing the falls just moves the problem along a few years.

Can you fit rooflights at the same time?

Yes, and it is much cheaper doing it while the roof is open than going back later.

Can you repair rather than replace?

Sometimes. If the deck is sound and the damage is localised, a repair is worth doing. If the covering has reached the end of its life, patching it is throwing money away.

Do you need scaffolding, and is it included?

Anything beyond a small repair within safe ladder reach needs scaffold or a tower. Where it is needed it is included in the quoted price, not added later.
