A chimney is the most exposed brickwork on a house and usually the first thing to fail. Caught early it is a repointing job; left alone it becomes a rebuild and often a damp problem on the chimney breast.

Cost

Repoint, rebuild or remove?

Repointing is the cheapest and by far the most common, and on a stack that is structurally sound it will buy you decades. The cost is driven mostly by scaffold and access rather than by the pointing itself, which is why doing it at the same time as other roof work saves real money.

A rebuild is needed when the bricks themselves have blown or the stack has moved. It costs more but it is still a fraction of the damage a collapsing stack does.

They used a cherry picker saving loads of hassle as no  scaffolding, traffic lights  permission and pavement  re route neeeded as property1is very close the highway. While he was on the roof he also spotted some erosion with our chimney stack and fixed it for us. He took before and after pictures so we could clearly see the work which had been done. How do I know if it needs repointing or rebuilding?

If the bricks are sound and only the mortar has gone, repointing. If bricks are spalling or the stack has moved, rebuilding. We will show you photos either way.

Do I need scaffold?

For anything more than a quick flashing repair, yes, and it is included in the quoted price.

My chimney is not used. Should I just remove it?

Often yes, if you have no plans for a fire or stove. It ends the maintenance. If you might want it later, capping it with a vented cowl keeps the option open.

Will removing the chimney cause damp?

Not if it is done properly and the roof is made good and the stack ventilated where it remains. Done badly it will, which is why it is not a job for a general builder.

Can you fit a cowl to stop birds nesting?

Yes. It is cheap and it saves a lot of noise and mess in spring.

Do you need scaffolding, and is it included?

Anything beyond a small repair within safe ladder reach needs scaffold or a tower. Where it is needed it is included in the quoted price, not added later.
