Finding where the water is actually getting in

Water rarely enters directly above the stain on the ceiling. It runs along a batten or rafter before dropping, sometimes several metres from the entry point. That is why patching above the stain often fails, and why the first job is tracing the source.

Cost

What does a roof repair cost?

It depends on what is wrong, where it is, and how we can safely reach it. A slipped tile within ladder reach is a very different job from a valley strip-out or a chimney flashing three storeys up, because access is most of the cost on a small repair.

What we will not do is quote a number down the phone and then change it on the day. We look at it, tell you the price, and that is the price.

Needed leak repairs gutter and roof, contacted WD Property Maintenance they came out next day to quote and completed the works almost immediately at a day and time to suit me. They used a cherry picker saving loads of hassle as no  scaffolding, traffic lights  permission and pavement  re route neeeded as property1is very close the highway. While he was on the roof he also spotted some erosion with our chimney stack and fixed it for us. He took before and after pictures so we could clearly see the work which had been done. Will a repair invalidate anything?

No. But if a roof genuinely needs replacing we will tell you, rather than take your money for a patch that will fail.

Do you handle insurance work?

Yes. We photograph everything and write it up in the format your insurer needs, at no extra cost.

Do you need scaffolding, and is it included?

Anything beyond a small repair within safe ladder reach needs scaffold or a tower. Where it is needed it is included in the quoted price, not added later.
